Real estate transactions: King & Spalding law firm opts to stay in downtown tower

King & Spalding has renewed a lease for multiple floors at 1100 Louisiana, a 55-story office tower in downtown Houston. The law firm, which has 20 offices globally with more than 1,000 lawyers, including more than 90 in Houston, has been a tenant in 1100 Louisiana since 1995. Chip Colvill and Paula Bruns of Colvill Office Properties represented the landlord, Fantome Tower LP. Tim Relyea of Cushman & Wakefield of Texas represented the tenant.

Houston-based Wu Investments has purchased Beechcrest Shopping Center, an 89,679-square-foot center on 7.17 acres at 10828 Beechnut at Wilcrest in southwest Houston. Ryan West, John Indelli, Charles Strauss and Ethan Goldberg of HFF represented the seller, Global Fund Investments. Tenants at the fully-leased center include Wazobia African Markets, DD’s Discounts, Dollar General, Lone Star Title, Pizza Hut, Lu-Ann Furniture and other retailers. South Florida-based Global Funds Investments invests in properties in the Southeastern United States.

Phoenix-based Alliance Residential Co. has purchased the 474-unit Archstone Toscano apartments at 2900 North Braeswood. The seller was AvalonBay Communities, a multifamily investor based in Arlington, Va. The complex was built in 2011.

Western Wealth has purchased the Ivy at Clear Creek, a 244-unit apartment complex at 300 Cyberonics Blvd. in the Clear Lake area, from Emerge Investments. JLL’s Chip Nash, Bob Heard, Todd Stewart and Greg Austin represented the seller.

Fleetpride has leased 25,000 square feet at Wallisville Industrial Park, at 9133 Wallisville Road. Jim Autenreith and Sam Rayburn of Moody Rambin represented the landlord.

Master Sink Export has leased 11,435 square feet in Gessner Business Park at 4300 Gessner. Jim Autenreith and Sam Rayburn of Moody Rambin represented the landlord.

A California-based investor has purchased a 27,211-square-foot, single-tenant industrial building at 502 FM Highway 359 Road South in Brookshire for $4.2 million, according to Stan Johnson Co. H&E Equipment Services occupies the building with more than 10 years of lease term remaining. Zach Harris of Stan Johnson Co. represented the seller, a foreign institutional group, while Mike Erwin of Colliers International represented the buyer.

Prairie Supply has leased a 33,750-square-foot industrial space at 3700 Claymoore Park Drive. Mike Spears and Justin Cole of Lee & Associates represented the landlord, Roger Ward Inc. Max Robbins with TruCore Commercial represented the tenant.

Roger Ward has leased 19,950 square feet of industrial space at 9506 Clay Road. Mike Spears and Justin Cole of Lee & Associates represented the tenant. Max Robbins with TruCore Commercial represented the landlord, Prairie Supply.

Compakt has purchased a 1.48 acre-site at 11818 North Garden St. Reed Vestal and Taylor Schmidt of Lee & Associates represented the seller, Garden Street Investments. Jason Barnes with Moody Rambin represented the buyer.

Waterworld USA has purchased a 29,325-square-foot industrial property at 13550 S. Gessner Road in Missouri City. Taylor Schmidt and Reed Vestal of Lee & Associates represented the buyer. Amy Silvey with Clay & Co. represented the seller, Star Gessner Properties.

Capital Square 1031 has acquired a 10,000-square-foot memory care facility at 2050 W. Lake Houston Parkway in Kingwood. The property, consisting of 16 beds, is leased to Village Green Alzheimer’s Care Home, an operator of five memory care facilities in the Houston area.

Richland Cos. has made its first acquisition in Amarillo with the purchase of Lone Star Heart Center, 4,830-square-foot medical office building at 6111 W. Amarillo Blvd. The deal represents Houston-based company’s first medical office property. Richland Cos. owns and manages more than 2.5 million square feet across 35 properties in five states throughout the southwestern United States. Lone Star Heart Center is 100 percent leased to Dr. Suresh B. Neelagaru.

Investor 2-C Real Estate Holdings has purchased 4.3 acres at 14301 Hollister Road from Hollister Business Park LP. J.J. McDermott and David Meyers of NewQuest Properties represented the seller. Hunter Grimes of Caldwell Cos. represented the buyer.

TNT Outsourcing has expanded into 1,549 square feet at Three Weiman Center, 14531 FM 529. Dani Allison of Office Solutions represented the landlord.
